T The fast execution time is the reason why the design and build method is used in construction work. However, in its implementation there are still delays in work. This study discusses the risk factors that affect the performance of the project implementation time of the station flats with the design and build method. Compilation of variables from secondary data and literature study, expert validation, distributing questionnaires to respondents, then evaluated by comparative, descriptive analysis, validity and reliability testing, correlation, factor analysis and linear regression, finally obtained the five most significant risk factors, namely: Data readiness the designation of the building to be built based on the applicable regional regulations at the work location which has an impact on changes in the layout of the building, the area and number of floors of the building; lack of competence of job executors in realizing design and build work; Readiness of the IMB licensing process; Readiness of land ownership data; Delay in reaching design agreement during design development due to differences in the perception of the owner and the design team; Timeliness of payment from the owner. From the regression equation, it can be seen that risk factors correlate with time performance and risk factors decrease time performance
