Pengaruh product market competition dan cash flow terhadap investasi pada perusahaan property dan real estate yang terdaftar di Bursa Efek Indonesia
P enelitian ini membahas pengaruh product market competition, cash flow, marketvalue, dan leverage terhadap investasi pada perusahaan property dan real estate yang terdaftar di Bursa Efek Indonesia. Sampel yang digunakan sebanyak 41 perusahaan yang tercatat di Bursa Efek Indonesia selama 5 tahun dari 2013-2017. Metodepenelitian yang digunakan dalam penelitian adalah regresi linear berganda. Investasi diukur dengan menggunakan capital expenditure. Hasil penelitian menunjukkan bahwa terdapat pengaruh positif antara Product Market Competition terhadap investasi yang diukur dengan capital expenditure, terdapat pengaruh positif antara cash flow terhadap investasi, terdapat pengaruh positif antara market value terhadap investasi, serta terdapat pengaruh negatif antara leverage terhadap investasi. Hasil tersebut mengindikasikan bahwa jika manajer keuangan ingin berinvestasi maka dapat mempertimbangkan faktor – faktor yang mempengaruhi seperti : product market competition, cash flow, market value, dan levrage.
T his study discusses the influence relationship between product market competition, cash flow, market value and leverage to the investment on property and real estate companies listed in Indonesia Stock Exchange. The samples are 41 companies listed on the Indonesia Stock Exchange for 5 years from 2013-2017. The research method used in this research is multiple linear regression. Investment method measured using capital expenditure. The results show that there is a positive influence between product market competition on investment, there is a positive influence between cash flow on investment, there is a positive influence between market value on investment, and there is a negative influence between leverage on investment. These results indicate that if the financial manager wants to investment may consider factor – factor that influence such as product narket competition, cash flow, market value, and leverage.
