P Perkembangan kawasan urban yang semakin padat menuntut solusi hunian dan komersialyang efisien, terintegrasi, dan berkelanjutan. perancangan mixed use apartment danbusiness loft di kawasan central business district (cbd) bsd city, ditujukan utukmenjawab kebutuhan hunian dan komersial yang fleksibel bagi masyarakat urban modern,terutama pada kalangan profesional dan startup. konsep yang diterapkan dalamperancangan ini menggabungkan pendekatan transit oriented development (tod) denganprinsip arsitektur biophilic untuk menciptakan lingkungan binaan yang shat, produktif,dan selaras dengan alam. metode yang digunakan adalah deskriptif-analitis melalui studiliteratur, studi preseden, serta analisis tapak dan konteks kawasan. dengan pendekatanmetode hectteas yang mencakup aspek human, environtmental, cultural,technological, temporal, economic, aesthetic, dan safety issues. prinsip biophilicditerapkan melalui penggunaan pencahayaan alami, cross ventilation, kehadiran vegetasi,penggunaan material alami, dan integrasi ruang luar seperti plaza dan taman ke dalamrancangan. bangunan dirancang dalam kesatuan massa dengan penggabungan areaapartment dan business loft yang dilengkapi dengan fasilitas publik yang menunjangaktivitas sosial dan kesejahteraan pengguna. hasil dari perancangan ini diharapkan mampumenghadikan lingkungan hunian dan komersial yang adaptif, efisien, fan memberikanpengalaman spasial yang berkualitas melalui hubungan harmonis antara manusia,bangunan, dan alam seperti yang diterapkan pada prinsip biophilic.kata kunci : mixed use, apartment, business loft, bsd city, arsitektur biophilic.
T The increasingly dense development of urban areas demands efficient, integrated, andsustainable residential and commercial solutions. the design of a mixed-use apartmentand business loft in the central business district (cbd) of bsd city is intended to answerthe flexible residential and commercial needs of modern urban communities, especiallyprofessionals and startups. the concept applied in this design combines the transitoriented development (tod) approach with the principles of biophilic architecture tocreate a built environment that is healthy, productive, and in harmony with nature. themethod used is descriptive-analytical through literature studies, precedent studies, and siteanalysis and regional context. with the hectteas method approach that includes human,environmental, cultural, technological, temporal, economic, aesthetic, and safety issues.the biophilic principle is applied through the use of natural lighting, cross ventilation, thepresence of vegetation, the use of natural materials, and the integration of outdoor spacessuch as plazas and gardens into the design. the building is designed in a unified mass bycombining the apartment and business loft areas equipped with public facilities thatsupport social activities and the welfare of users. the results of this design are expected toprovide an adaptive, efficient residential and commercial environment that provides aquality spatial experience through a harmonious relationship between people, buildings,and nature, as applied to the biophilic principle.keywords : mixed-use, apartment, business loft, bsd city, biophilic architecture.
