Abstrak
Abstract

R Ruang komunal di rusunami berfungsi memfasilitasi anggota komunitas penghuniberinteraksi. Dijumpai tiga tipe ruang komunal, yaitu ruang komunal yangdirencanakan dan digunakan, direncanakan tetapi tidak digunakan, dan yangterbentuk karena perilaku penghuni. Agar tercipta pemanfaatan ruang komunalyang sesuai dengan yang direncanakan maka perlu diketahui karakteristik ruangkomunal berdasarkan persepsi penghuni rusunami. Tujuan penelitian ini adalahmengidentifikasi karakteristik ruang komunal berdasarkan persepsi penghunirusunami. Bendungan Hilir II dipilih sebagai sampel karena memiliki tiga tiperuang komunal seperti disebutkan. Metode survey angket digunakan dalampenelitian ini. Karakteristik ruang komunal yang diuji meliputi 4 dimensi berikut:1) sebagai wadah kegiatan sosial, 2) kemudahan dicapai, 3) memberi rasa aman,dan 4) memberi privasi kepada komunitas. Teknik analisis menggunakan secondorder confirmatory factor analysis (CFA). Secara empirik ruang komunaldikelompokan menjadi dua tipe. Tipe I ruang komunal yang direncanakan dandimanfaatkan dan Tipe II ruang komunal yang tidak direncanakan tetapidimanfaatkan. Hasil penelitian menunjukkan dimensi memberi rasa amanmerupakan karakteristik yang paling kuat dibanding dimensi lainnya. Antara TipeI dan Tipe II terdapat perbedaan pada dimensi memberi privasi komunitas. dimanapada Tipe I menujukkan bahwa ruang komunal yang direncanakan kurang memilikiprivasi komunitas jika dibandingkan dengan Tipe II. Sebagai masukan kepadapengembang adalah untuk menyediakan ruang komunal sesuai dengan SNI 03-7013-2004 tentang Tata Cara Perencanaan Fasilitas Lingkungan Rumah Susuntetapi memperhatikan dimensi memberi privasi kepada komunitas dan memilikirasa aman.

In order to create the use ofcommunal space in accordance with the plan, it is necessary to know thecharacteristics of the communal space based on the perception of the residents ofthe flats. The purpose of this study was to identify the characteristics of thecommunal space based on the perceptions of the residents of the flats. BendunganHilir II flat was chosen as the sample because it has three types of communal spacesas mentioned. The questionnaire survey method was used in this study. Thecharacteristics of the communal space include the following 4 dimensions: 1) as aforum for social activities, 2) accessibility, 3) providing a sense of security, and 4)providing privacy to the community. The analysis technique uses second orderconfirmatory factor analysis (CFA). Empirically, communal spaces are groupedinto two types. Type I communal space which is planned and utilized and Type IIcommunal space which is not planned but utilized. The results showed that thedimension of giving a sense of security was the strongest characteristic comparedto the other dimensions. Between Type I and Type II there are differences in thedimensions of providing community privacy. where Type I shows that the plannedcommunal space lacks community privacy when compared to Type II. As input tothe developer is to provide communal space in accordance with SNI 03-7013-2004concerning Procedures for Planning for Flats Environmental Facilities but payattention to the dimensions of providing privacy to the community and having asense of security.
