Faktor yang mempengaruhi preferensi penghuni memilih gated community di Wilayah JABODETABEK
P Perumahan berkonsep gated community menunjukkan terjadinya segregasi spasialdan sosial pada lingkungan perumahan sebagai dampak negatifnya. Gatedcommunity berkembang pesat di Jabodetabek dengan tiga tipe: single gatedcommunity, clustered gated community, dan private city. Perkembangan pesatnyadisebabkan oleh adanya demand yang sesuai dengan preferensi masyarakat. Tujuanpenelitian ini adalah mengidentifikasi faktor yang memengaruhi preferensipenghuni memilih gated community di wilayah Jabodetabek. Desain penelitianmenggunakan metode survey angket yang menggunakan skala Likert. Sampelsebanyak 100 responden penghuni gated community di Jabodetabek. Data diolahmenggunakan SmartPLS dengan teknik analisis Regresi Linear Berganda. Hasilpenelitian menunjukkan bahwa faktor lokasi dan aksesibilitas, kontrol keamanancluster, serta fisik rumah berpengaruh signifikan pada preferensi penghuni memilihgated community di Jabodetabek. Berdasarkan temuan faktor tersebut, pemerintahdapat mengendalikan perkembangan gated community dalam mengurangisegregasi. Hal yang perlu dipertimbangkan developer adalah penyediaan ruang danfasilitas bersama sebagai wadah interaksi antara penghuni gated dengan masyarakatumum. Selain itu perlu mempertimbangkan pengembangan tipe private city yangsecara karakteristiknya lebih ideal dalam mengurangi segregasi dan memilikitingkat preferensi tertinggi.
T The gated community concept of housing shows the occurrence of spatial and socialsegregation in the housing environment as a negative impact. Gated communitiesare growing rapidly in Greater Jakarta with three types: single gated community,clustered gated community, and private city. This rapid development is caused bythe demand in accordance with the preferences of the community. The study aimsto identify factors influencing residents' preferences for choosing gatedcommunities in Greater Jakarta. The research design used a questionnaire surveymethod using a Likert scale. The sample is 100 respondents of gated communityresidents in Greater Jakarta. The data is processed using SmartPLS with MultipleLinear Regression analysis technique. The results showed that the location andaccessibility factors, cluster security control, and the physical house had asignificant effect on the residents' preferences for choosing gated communities inGreater Jakarta. Based on the findings of these factors, the government can controlthe development of gated communities in reducing segregation. Things that need tobe considered by developers is the provision of shared space and facilities as aforum for interaction between gated residents and public in general. In addition, itis necessary to consider the development of a private city type that ischaracteristically more ideal in reducing segregation and has the highest level ofpreference.
