Neighborhood livability pada rusunami di DKI Jakarta
P Penyediaan rusunami adalah salah satu pilihan bagi DKI Jakarta untuk mengatasi pemenuhan kebutuhan hunian. Selain aspek kuantitas, perlu pula mempertimbangkan aspek kualitas. Salah satunya adalah livability. Pengukuran livability pada skala neighborhood saat ini belum tersedia. Sementara ukuranlivability pada level kota tidak dapat mengukur realitas livabilitity pada levelneighborhood. Tujuan penelitian ini adalah mengidentifikasi indikator yang dapatmengukur livability pada level neighborhood di rusunami. Livability adalah kondisikualitas hunian yang dipersepsikan oleh penghuninya meliputi tiga dimensi, yaitukemudahan, kenyamanan, dan keterjangkauan. Desain penelitian menggunakanmetode survey angket. Sampel penelitian meliputi tiga lokasi yang mewakilikarakteristik rusunami di DKI Jakarta berdasarkan jumlah towernya. Teknikanalisis menggunakan second order confirmatory factor analysis. Hasil penelitianmenunjukkan dimensi kemudahan dan kenyamanan secara signifikan dapatmengukur livability rusunami. Gugurnya dimensi keterjangkauan dipengaruhi olehkarakteristik penghuni yang berbeda dalam menilai indikator keterjangkauan.Indikator yang signifikan dalam dimensi kemudahan meliputi kemudahanmemperoleh tempat parkir dan kedekatan dengan fasilitas olahraga. Indikator yangsignifikan dalam dimensi kenyamanan adalah kapasitas tempat olahraga, fasilitaspenunjang tempat olahraga, luas taman bermain, luas ruang bersama, taman hias,dan kapasitas tempat ibadah. Berdasarkan indikator tersebut, perencanaanperumahan perlu memperhatikan kapasitas dan pendistribusian lokasi fasilitas agardapat meningkatkan livability pada rusunami.

One of them is livability. Livability measurement at theneighborhood scale is not currently available. Meanwhile, livability at the city levelcannot measure the reality of livability at the neighborhood level. The purpose ofthis study is to identify indicators that can measure livability at the neighborhoodlevel in Rusunami. Livability is the condition of the quality of the dwelling that isperceived by the occupants, which includes three dimensions, namely convenience,comfort, and affordability. The research design used a questionnaire survey method.The research sample includes three locations that represent the characteristics ofRusunami in DKI Jakarta based on the number of towers. The analysis techniqueuses second order confirmatory factor analysis. The results showed thatconvenience and comfort can significantly measure the livability of the Rusunami.The fall of the affordability is influenced by the characteristics of the differentoccupants in assessing the affordability indicator. Significant indicators ofconvenience include the ease of obtaining a parking space and proximity to sportsfacilities. Significant indicators of comfort are the capacity of the sports venue, thesupporting facilities for the sports venue, the area of the playground, the area of thecommunity space, the ornamental garden, and the capacity of the place of worship.Based on these indicators, housing planning needs to pay attention to the capacityand distribution of facility locations in order to increase the livability of theRusunami.
